Jobsite Evaluation

We approach each project the same way and always with the same goal in mind - to save customers time and money. First, we will conduct a physical evaluation of the customer's needs in order to develop an accurate plan of repairs and maintenance. During the evaluation process, we are always prepared and willing to discuss any concerns, offer suggestions, and answer any questions you may have. At the end of the evaluation, we present you with a proposal including, as necessary, photos and a site map (photos and site map are included based on the scope of the job). Depending on your needs and budget, we can also offer options, alternatives, and different price ranges. All of our basic site evaluations and consulting sessions are of no cost or obligation to our customers.


Asphalt Repair & Patching



Patching is a common asphalt repair on areas of pavement with potholes.  Potholes occur when water seeps into pavement through unsealed or improperly sealed cracks. When the water freezes, it expands and enlarges the crack. When the ice under the pavement melts, a void is left. Surrounding pavement falls into the void and forms a pothole.




T. F. Franks Inc uses it's 35,000 lb. heated patch truck to assure water tight pothole repair every time.



24 Hour Repair



We offer 24hr emergency pothole repair for customers that may have potholes in locations hazardous to pedestrians and vehicles.





We also offer *non-emergency after hours repair 24hrs a day to suit the needs of high traffic businesses where repairs wouldn't be possible during normal operating hours.

*Arrangements must be made at least 48hrs in advance for non-emergency after hours repair.

Drop Inlet Repair



Damaged drop inlets and/or damaged surfaces surrounding the drop inlet can cause serious problems.
  • cause water to pool, further damaging asphalt and causing more expensive repairs.
  • can become a tripping hazard for pedestrians.
  • can cause damage to vehicles
  • may lead to a lawsuit


We can repair or replace damaged drop inlets and their surrounding surfaces before more extensive repairs are needed.



Crack Sealing



Crack sealing is used as a first defense against pavement deterioration because it offers several important benefits.  Effective crack sealing keeps water from entering and weakening the base or sub-base.  It helps preserve the pavement adjacent to the cracks; prevents sand, stone, and dirt from making its way into open cracks causing compressive stresses; and extends pavement life by minimizing crack growth.



Proper attention to cracks will prevent problems from spreading and double the life of the pavement.  Pavement repair in the early stages of deterioration will pay big dividends later by delaying costly resurfacing.


Sealcoating and Pavement Marking




Sealcoating is one of the most important elements of a pavement maintenance plan.  A sealcoat consists of either coal tar pitch or asphalt cement mixed with inert fillers, water, emulsifying agents, or additives. Applied in thin coats, pavement sealing is used to protect off-highway pavement surfaces against gasoline, oil, salt, water, and ultraviolet rays. With sealcoating new pavement markings  are applied. The contrast of a newly striped lot is attractive and is a good indication that the property owner emphasizes maintenance. A well-marked parking lot directs people safely around the parking area. Crosswalks, stop bars, loading-zone markings, and properly marked pickup areas, inform pedestrians where they should walk, when to give right-of-way to traffic, and what areas to avoid.

Concrete Repair



TF Franks inc. takes pride in the fact that we are able to offer our customers solutions for all of their parking lot and drive lane needs including repair and replacement of concrete curbs, gutters, and sidewalks.

Tree roots and other natural changes underneath concrete sidewalks can lift or lower segments creating dangerous trip hazards. In many cases TF Franks inc. can remove roots and/or restore the sub grade without replacing the concrete. This method results in a substantial savings for the customer. Not to mention this type of repair can often be completed in a number of hours versus days for concrete replacement and curing.
